Loved the location and great breakfast. Downside very steep narrow stairs and bedroom furnishings a bit tired. There's only street parking with time limits in summer.
Very helpful and pleasant staff. We stayed for a night and had a good dinner and breakfast. Simply furnished seaside inn, comfortable bed. Bathroom was basic but all worked and did the job.

Great Location
Staff were lovely, room was larger than expected.
Breakfast was delicious. Just a short walk from the beach
Great value as price included bedroom, comfy bed.
Rooms are a bit worn but for work, decent, Wi-Fi is good as well.
Bottom of the road leads to the beach which is stunning.
Parking can be a nightmare but I fell lucky.
Beautiful room in a beautiful property in a really beautiful location. Staff were really helpful and friendly. Breakfast was delicious. Only slight issues was some damp/mould in the bathroom, but it was an old building on the coast.
Cute little accommodation above a pub! All the staff were super friendly, the family suites were spacious enough for myself, my husband and our toddler. She loved using the bunk bed which is in a separate room. Breakfast was great! A real little gem. Would defo stay again!
A lovely hotel in Instow and very friendly staff. My room was spotlessly clean and very comfortable. A superb all inclusive full English breakfast.
Only down side the car park is a 10 minute walk away but not a problem.
I will return next time I am in the area.

Staff were excellent and friendly
Room was comfortable but not room we payed for we payed extra for sea veiw room and our room overlooking the side street instead
All the rooms were named after local towns on our booking form with yourself said double sea veiw appledore instead we were put in double room cathillie appledore room was front facing over sea
I did point this out to staff but they disagreed said only booked double room but clearly states on room booked with you sea veiw appledore
So was disappointed was looking forward to sea veiw room we had come dry own for a funeral and was looking forward to overlooking the sea
Parking useless. Stairs steep.

Staff friendly and helpful with a laid back attitude.

Room was spacious and spotlessly clean, with a view over cottages of the beach/sea. Considering that we were directly above the pub, the noise level was fine. Breakfast was lovely (full English). On street parking VERY limited and risky, though we were given a permit to park in the cricket club carpark, which was a proper 10 minute walk away, so drop your luggage first!
Wonderfully friendly and welcoming. We were there for a family funeral and the staff were very understanding ( even arranging a late check out so we didn't have to wait around in the cold).
They were very helpful lending me an iron/ board.
The rooms were very comfortable ( and I'm picky about my bed!),clean and well appointed. Highly recommended ,I would happily go back.
