Nice room in a small B&B. We were disappointed that we only saw the owner as we were leaving - and that was only by accident. There was a small kitchen where you could fix coffee, and have breakfast. No shampoo provided. Close to the train station.

It certainly is a safe place to stay, inside a gated compound. But it's a bear bones, virtually unmanned, operation. The only real detraction is the breakfast part. There's a basket of packaged items in your room to select from and a kitchen down the hall with a fridge, toaster and some other items such as cereal, juice, fruit and coffee to assemble as you wish. Not really what you expect from a B&B and, at 58 euros, it's not really an inexpensive night's stay for those on a budget. Our hotels in Orvieto and Siena were about the same price.

The proprietor was excellent - friendly and helpful. The location was within easy access to the ocean and train station. Umbrellas were provided because of the heavy rains. She contacted the taxi service for our trip to the cruise. We did have some difficulty getting in (and she responded to our call) and OUT! There was a button to push above the outdoor entry and we couldn't locate it. A neighbor came over and let us out. Very interesting - excellent value!.

Nice place for overnight rest

The room and bathroom were spotless and had natural light, the linens and bed/pillow were most comfortable. The hostess is friendly and personable, she helped us to make transportation arrangements to the port. The breakfast area is very small but also clean.

Nice comfortable clean accommodations

Nice clean accommodations near port that our cruise ship was leaving from. Clean and comfortable but not fancy and breakfast is minimal. They did allow us to store our luggage for a couple of hours which was quite helpful!!

The room we got had bunk beds plus the queen bed. The bed was comfortable and the site is quiet at night, but near a school that teaches band. Some students are quite good. No problem sleeping. The room has heat and AC. We would definitely stay there if we visit again.

Nice location but was noisy

Room number 4 had see-through window on top of the door. It was very anointed when somebody turned on the light. It was beside kitchen and terrace, so was very noisy when the people used the area. Host was seemed nice and location was great!!

No Internet, the private bathroom for the room number three has a terrible smell to iit. Breakfast consist of coffee, crackers, a croissant. The beds are very comfortable. There is no TV channel in English, all channels are in Italian.

Very convenient and great value

It was very convient to get on the cruise ships. Only a 5 minute to the free shuttle bus stop for the port. A great value for the price and a breakfast with several choices.

The self serve breakfast was disappointing. Also we had trouble finding the place and ended up having to take a taxi. Walking through the tunnel with large suitcases, many steps down and back up, wasn't an option.
