This is the 2nd time my sister and I have stayed at beamsley Lodge staff are very helpful and couldn't do enough for you rooms are clean and comfortable great choice for breakfast and always hot great for local transport links and town centre within walking distance. Definitely recommend this relaxed feeling bed and breakfast.

nice enough young guys and welcoming BUT missing the female touch for those important qualities of hospitality.
clean and tidy BUT breakfast a disaster. Presentation, quality and quantity awful. Sorry lads but don't give up the day job.
Amazing staff, after a bit of a mishap they were very patient and we worked around the issue. They serve homemade breakfast with a range of options in the morning from 8:30-9:30 and in a restaurant style. Very clean and homely. Bathroom was really clean and everything had everything we needed for a 2 night stay! Cute little mini fridge too!
The only thing that got me were the squeaky beds… I had to put the mattresses on the floor for the second night but the floors were really clean so I didn’t have too much of an issue here!

I stayed for 3 nights and it was fantastic throughout. Facilities, cleanliness, hosts, location - everything. I thoroughly recommend Beamsley Lodge and will look to stay again.
We really enjoyed our stay at Beamsley Lodge. This B&B has all modern conveniences, is exceptionally clean, welcoming owners, great location, great choice for breakfast. All in all a 5* stay. Thank you for everything.
Very clean with a good breakfast & friendly hosts.We managed to secure a parking space at the rear of the hotel for £5 a day which was a bonus. We had a comfortable room with a side view of the sea.There was a bus stop outside the hotel which was good.It is a fair walk out of the centre to reach restaurants & shops.If you are not used to continental beds ,beware,as we had one in our room & kept walking into the wooden frame !
The property is n ow under new ownership, check the most recent feedback. my room smelled bad of ciggerettes smoke, I called to change rooms nobdy answered the phone.

where did you get '4 Star' with this place. We had Flora Margerine and he had to get it from the table next to us, when opened it had 'FOOD' in it so we never had toast. My egg and bacon (wife) I refused to eat most of it. After one night we moved out. No wheelchair access, I have had a Stroke.

Booked based on 9.2 rating, it has changed hands since then and was very chaotic, 8 people at breakfast, long, long wait, no one got the right stuff, and when arrived not worth waiting for, annoying alarm beeping all night, not good, 1.2 would be a more realistic score
Food was good, but some of the service was disappointing, with not always having things in that you would require, such as not having butter at the start of breakfast.
Didn't have toilet role for several days.

The property is in good condition and across the beach, but it takes a good 20 minutes to get to downtown and the action.
The area is "residential" with anything but shabby food stores and shacks along with a sorry Tesco express.
The staff ,which constantly changes, is friendly but deeply disorganized and constantly improvises.
Good breakfast but no housekeeping or free bottles of water as advertised.

We booked a couple of nights here in Eastbourne.online rooms looked lovely . When we arrived we were meet by Dave and Alison . Dave showed us to our room. Which was a double and shower we were very happy with the room , clean and spotless. Just the same as the online photos .we had Complimentary tea and coffee and a bottle of water every day.We we’re Allocated a breakfast time and our own table to sit at during our stay . Breakfast had plenty to Choose from with a daily Special board . Dave would take our order, while chatting and telling us about Eastbourne and places to see and eat at.My husband had the full English , I tried the Eggs Benedict with a Cafetiere of coffee. Alison was in the kitchen cooking breakfast . We were very happy with breakfast , my poached eggs were the best , just done right . The coffee was lovely no bitter taste . We had such a lovely time here , Guest we’re very Friendly as we’re Alison and Dave. In fact we like it that much , we stay another three nights . Would we return here , yes we would a lovely gem of a B&B .The lodge has different rooms in which to stay , we’re going to try another room with balcony and a sea view next time .👍thank you Alison and Dave see you soon .
We had a wonderful visit and stay. The proprietors are warm, fantastic couple that interacted very well making our stay an unforgettable one.
If you usually like the larger hotel chains like I do, give this place a try you would be converted by the personal service. Nothing was too much trouble. The breakfasts are amazing. Especially the Eggs Benidict.

We found The Guest House owners to be very friendly and welcoming. The room and shower room were excellent and the problem with the shower was rectified immediately. The room decoration was coordinated. very tastefully as well as being very comfortable. We had a room at the back and we found this to be very quiet. The hotel is positioned on the bus route to the town centre and within a short walk to the pier.We would go again and recommend to others.
We booked late and the service and hospitality was excellent and friendly.
Room was recently refurbished and the hotel in redecoration mode in the hallways.
We enjoyed our stay in a prime location in a busy seaside town.
