"Beautiful property in a great setting. Looks fairly new. Room was very comfortable. typical sized hotel room. Parking available which was very nice, with a guard at the gate. courteous staff. Not walking distance from main part of town, so you will need car transport. Some of the roads getting to property full of potholes, but manageable. Breakfast included. Plenty of choices. When we went (mid-late April) not crowded at all. Don't know about peak season. Would definitely stay again if the chance arises."

"The rooms were clean and comfortable and had desks to work on. Big plus to have a toilet downstairs in the living area and a toilet plus shower upstairs near the bedrooms. Kitchen was well equipped. The breakfast in the restaurant was excellent and had excellent views of the mountains through enormous windows. You can also look out onto the courtyard tables and a large screen television. We also ate lunch in the restaurant and it was great. Very friendly staff. Will definitely come back. Excellent value."

"The place is nice, hosts are helpful, but there were some problems. We couldn't close the door of the room, there were no water sometimes. The bed and food were not perfect but ok. You can order food from menu for dinner, very tasty. Too many people on summer weekends at Sevan :)"

"They didn't get my expedia reservations. They found a replacement. Unfortunately this was in a building that didn't seem finished. AC didn't work. It was beyond hot in the rooms. Staff was great, but these problems made a bad stay."

"We stayed at Dilivita Rest House in Dilijan for just one night, and even that was too long. if you have kids, avoid this place completely. The photos showing slides and a playground are very misleading this is not a kid-friendly property. We booked through Expedia for a family of 5 (2 adults, 3 kids), and were given a room that smelled of dampness and had a huge stone in the middle. It was completely unacceptable. When I asked for a different room, the owner (an elderly man) started crying and blaming Expedia for giving us a low price. I told him that wasn’t our problem—we booked through the platform and expected a room suitable for 5. He offered us another room only after charging us an extra 20,000 dram. That room had one queen bed and a sofa, and he promised to bring a rollaway bed—which he never did. We made it work for one night only because we didn’t want more stress, and let our 3-year-old sleep with us. Later, my kids played in the yard with the owner’s grandkids. They accidentally lost a soccer ball during a game, and the owner got angry, accusing us of damaging his property. How is this a family-friendly place if kids aren’t even allowed to play without being blamed? When we returned to the room late at night, there was no hot water, and no one around to help. No phone in the room either. in the morning, we had the included breakfast. Our driver arrived early, and we let him sit with us and shared our food—we didn’t order anything extra. But during"
