Value for money, great location

As a regular traveler to Cambodia I must say the Xin Lan Xin hotel is definitely one of the best value for money hotels I have stayed in. I initially booked for 7 nights but was so impressed we decided to stay for another 6 nights for the following reasons, Great location with mini mart adjacent to hotel, friendly staff, plenty of restaurants within walking distance, surprisingly large room, breakfast is standard for what you’re paying, hotel is a little dated which I’m happy to forgive as the size of the room and location was my main priority.

Overall enjoyable stay

Clean comfortable hotel in a nice area of the city. My only gripes were unavailable items on breakfast menu, seemingly no hot water for bath but shower dad fine.. and key card for room was difficult to use for some reason. I didn't use the pool but wish I had because it looked nice. Staff looked after my bag after id checked out so that was great. I was also able to wash my clothes in the bath and hang them to dry so that was useful too, as I'd been unable to wash clothes easily in the hostels

Our first morning we were woken up to a lot of crawling and moving in our room, turns out a bird had got in, we had it removed , an hour later another one started to come in again! We knew it was time to move rooms , if a bird can get in , what else can??? We were eaten alive by mosquitos so we had to go buy candles for our room which helped, the room was a great size and was nice but they are outdated and need refurbishment

The property was clean and spacious. Unfortunately while the shower had hot water, the bath would only run luke warm or cold water, the sand with the sink. Two lightbulbs, one in the bathroom, on top of the mirror, and one in the bed area, were burned out. This was not addressed as it was Chinese New Year and the maintenance person took time off. The hot water was not addressed at all, making the bath tub useless. Service was excellent concerning the hotel. The restaurant was another matter. Supposed to be open at 6:30 AM. We needed to leave around 7:10. The waitress never arrived until 6:45, there was nothing ready and although we have our simple order immediately, we left without having received our meals.

Really impressed with the location of this hotel as it was very close to great cafes and outlet stores as they were all within walking distance. Staff took pride in their job and were attentive at all times. Room service was very prompt and overall for a boutique hotel excellent customer service. Highly recommend this hotel as the suites were really spacious and comfortable had everything you needed for a pleasant stay. Great value for money.

This is the 3rd time I've stayed at this hotel. The last time was over 3 years ago and it has really deteriorated. Once called King Grand Suites Boutique Hotel has now been purchased by and renamed as a Chinese property. The room description on the website was not the room I got... and after fighting for a few days decided to let it go and stay in the room I was given. The manager sent up a bottle of wine which, along with the pleasant staff and manager, helped a bit. Upon check-in at midnight, the shower overflowed because of hair stuck in the trap from previous customers. I had to clean it out myself. The lights were so dim throughout the bedroom and bathroom that I had trouble seeing to shave. The manager eventually replaced the bulb near the bed so I could read at night. The bathtub had not been cleaned so when I took a bath, I had to remove the scum buildup - again from previous customers. I could go on and on but will say that the breakfast was good and staff who served it was very friendly. It's a safe hotel and I never worried about anything being taken from my room. The new management has spent a lot of money on new towels with the Xin Lan Xin logo... should have used that money to refresh the rooms - clean up the mold around the shower floor, get new throw rugs (that were never swept/cleaned) and repair the broken wood flooring near the balcony windows. New management needs to put some money into a much needed renovation to get the hotel back to where it once was.

je recommande cet établissement.

Malgré des travaux dans l'établissement lors du séjour, l'hôtel reste très accueillant. Le personnel est très aimable, les chambres sont relativement confortable et sécurisées par des badges électroniques avec verrous automatisés. L'emplacement est dans le quartier des expatriés et on a donc l'occasion d'y croiser bon nombre de nationalités différentes. Quartier très animé et avec pas mal de bons restaurants alentour.

Lovely visit

Easy check in, very polite staff. There was an issue with the A/C unit dripping water all over the setee. This was sorted out the next day although we had to endure the water dripping into a waste bus Chet all night. Lovely spacious bedroom and bathroom although we paid for the room to have a private hot tub we did not get this. The balcony was pleasant to watch the world go by and the pool was open till 10pm. Tuck tuk from airport $9 and well worth it, quicker than the taxi but no air con. Taxi to the airport$13 organised by the hotel and the hotel organised a breakfast to be taken with us as we left at 6.15am

Excellent Service

I stayed at the hotel for 11 days. The room was excellent and the customer service was superb. The Bronco Cafe is attached to the resort and the food / service is outstanding.

Good location short tuktuk ride to the river front

Great location, Coffee shops, french bakery lots of restaurants in the area. The area is undergoing several large building projects so there is lots of daytime noise

Classic stay, great location

A classic place to stay in Phnom Penh away from the hustle and bustle whilst amongst everything you need and only a short tuk tuk ride to anywhere. Huge comfortable rooms and very helpful and friendly staff. A supermarket, French bakery, coffee shops, sports bar and many restaurants all within one block. Breakfast has a good selection and good fun communicating with the staff to ensure you get what you ordered...

Nice hotel, breakfast could be better.

Hotel waa being updated when I was there lobby was not thw beat. My room was good though, room was clean and spacious. I stayed In the deluxe twin room. Breakfast was not the best, if that is a concern for you. I hope they improve on that. The front desk ladies where super helpful. The location is very accessible and close to good restaurants and some shops. Would stay here again.

旁邊正有两幢大厦建築中，很嘈，很什，週边环境也不整潔，但酒店員工非常好。交交通都好方便。可能两年後会好些。

Diverted to another hotel due overbooked.

Booked 2 weeks in advanced and been informed last minutes about their overbooked room which did not have any room left for me when I actually in front their reception desk trying to check in. They diverted my booking to another hotel and what do they expect me to say? It was late and tired, I had no choice but to accept whatever arrangement that would be, didn't I?

Good location

We found the staff here friendly and helpful. Our room was ok, not quite what we expected. The pool suite had a balcony with tiled spa which was very old. Plastic chairs and umbrella with holes in it. Unfortunately the area around the hotel has a lot of building construction going on and made it noisy. Bed was very comfortable and the AC was great.

kleinschalig en schoon hotel

leuk kleinschalig en schoon hotel. Vriendelijk personeel, mooie ruime kamers met een grote badkamer. Bad en aparte douche. Heerlijk groot bed en goede wifi. Ontbijt was heerlijk.

A quiet space amongst the craziness of Phnom Penh

A lovely spacious family room with excellent amenities and a quiet air conditioner. The location was a short walk to restaurants and an excellent bakery called Le Maison just a few shops away with 50% off after 7.30pm. There is a very sweet tuk tuk driver with an Aussie hat that took us to the killing fields, S21 and the Royal Palace for US$25 for the day. He was very reliable and had very good estimates about the time we should spend at each stop. The hotel pool was excellent and very refreshing after a long day out. The breakfast staff were lovely and very flexible. A very large selection of breakfast options to choose from. Our only criticism was the hotel wanting to charge us US$9 for a car to pick us up from the bus station. I wouldn't have minded paying the fee but there was no mention of this when we called to organise pick up the day before, when we called from the bus station, when we were picked up or even on arrival. For this reason we did not pay so please check beforehand if there is a charge before organising pick up from anywhere other than the airport.
