I am torn by this review. The location is awesome. The hotel is not good. Needs painting, a deep cleaning. We had several issues with the toilet during our stay. Staff was very accommodating and friendly.

Holiday Inn South Kingstown (Newport Area) by IHG
Friendly staff and check in. Our first room had a malfunctioning toilet so had to change rooms. Second room was better, refrigerator was not work on the second room. Atlantic House
Every year we stay overnight here for the Torchrun plunge for special Olympics RI. Staff remembers us and is very nice. The room was bigger than expected and clean. It had everything we needed. We left earl so we missed coffee and snacks
