"We were in room 4 ,the room above was was very noisy with creaking floor boards ,which affected our sleep as they kept getting up in night. Showers and toilets were noisy when In use and workmen outside started at 8ish on roof. Room itself was a good size and very clean. Beds were comfortable, shower was good. Staff were lovely and helpful. Breakfast was good. Just noisy which we appreciate can't always be regulated,as it depends who stays. "

"Within easy walk of Marazion/Penzance beach. Bus stop adjacent with plenty of bus options, Penzance, St Ives, Coastal etc, friendly staff and fantastic breakfast options including full English, fruit, cereal, yoghurt, cheese. Room spacious. I would definitely stay again."

"Very easy, but on the slightly more basic side. Room and breakfast were everything that was needed, but also very perfunctory. The grounds were excellent, I just wish the weather had been nicer to spend time outside in it."

"Room: Luke's Tree - very pretty decorated room - huge bed - lovely French rattan style - good location - by river, accessible by foot to rest of Rye - cheaper prices than most other B&B's/ Hotels - nice friendly staff - good comms from hotel before booking - Good TV with Netflix app Cons (some nit-picking but worth mentioning) - very warm room overnight - there was a desk fan in the room which is usually a sign of a place knowing the room gets too hot (no built in air-con) .
