"Top notch location, really nice staff. Breakfast was terrible. Room was good, but bathroom smelled of sewage and found 2 roaches in the room. We booked 2 rooms that were adjoined. My parents room was clean and in decent shape, however my room had half alive roach and a small dead one in shower. Was not the cleanest and the smell did not disappear even after 3 nights. "Great location, but is a little older. Feels like staying at a Chinese hotel. The rooms are older and not as fresh as the lobby. The western restaurant in the lobby was under construction while I was there, but only the outside. I asked to sit inside to host a business meeting, but they wanted me to eat in the lobby. "This is at most a 3 star hotel. Overpriced for what it is, which I found to be an issue in Chiang Mai. In an effort to be artsy there are exposed pipes on a cement ceiling. When other guests used the shower or toilet water would loudly run through the pipes. Air quality was mediocre as was cleanliness. Breakfast was mediocre - although had rave reviews from previous guests."
