"I was hesitant about this “virtual” property. I never stay at budget hotels, but all flights cancelled due to weather so no hotels. I will stay here every time. Room was clean, high tech, great lighting, fully equipped. Gym and pool access. Everything so seamless and perfect. I am wow’d. Did not expect to be writing a review like this on a 2 star (???). I might actually invest in this company. Perfectly executed concept. "

"We stayed here for 4 nights in March 2026. The location is absolutely fantastic - steps away from beautiful downtown Dunedin. The staff were friendly and helpful, the rooms are clean, modern and spacious. We’ve stayed in several places around Dunedin and this was definitely my favourite thus far. Keep up the great work!"

"This property was not dog-friendly as advertised. My husband was confronted by a staff member accusing our dogs of urinating on the floor, which was later determined not to be the case; the employee was written up for how the situation was handled. We were also placed next to an elevator, which isn’t ideal when traveling with pets. Another employee later claimed our dogs were barking and that “everyone” was complaining, but management confirmed the noise was actually coming from the room above...

"A wonderful location in theory. Calling it a resort is a bit of a stretch, it is constantly overrun by locals and others who have not paid to be at the “resort” leaving little room for those who are guests to enjoy the space. No real amenities to speak of but we were there to enjoy the sand and sun which I’d give a 10/10, close to the beach, you always have your 2 chairs and umbrellas with staff more than willing to help out. "The rooms were nice, our room only had the 2 beds and microwave and fridge. No hairdryer so make sure to bring one. It is about a 15 minute drive to Clearwater which was nice to eat. There were not any shops in a walking distance but the beach was right on property!! "

"Older resort. It was difficult to find the office; had to stop by the Hilton to find it. Need to have a big sign that says New Hotel Harbourside Resort before you enter office parking lot. It was very cold and WINDY, so they waived the park fee. Condo was clean. Could have had hangers in the closet. Not much space for clothing. No suitcase holder in either room. Staff was very friendly and accommodating. Will go back to Harbourside again."

We had to put up with noise, paint smell and wet walls, plaster and tile dust, disruptions of walkways and construction dirt in elevators and common areas. We are longtime IHG members. We were not greeted as such and our specs when booking (higher floor extra pillows) was not even acknowledged. We were given a room on the first floor steps away from the outside door where contractors were going in...

"Great location to the interstate. Breakfast was decent and the coffee was good. The room we had was just recently painted, there was a smell in the towels. Asked for new towels and we had new towels. The curtain was taped up not to get paint on them, which meant we couldn’t close the curtains. Called front desk and he showed up with a step ladder and fixed the issue. Was really a nice hotel. And great service "
