The state was great the property was under reconditioning they were painting our side we had construction equipment out from the inside was beautiful one bedroom vanity very comfortable with the fact that they were reconditioning the outside the stairwells there was furniture out in the stairwells you have just felt it on the balcony because of the bathrooms all scraped down and paint chipped everywhere’s so I’ll take a picture

Best trip and perfect for family

Had a wonderful stay at Royal Mansions with our family. The penthouse deluxe is huge and had everything we needed. We were lucky enough to be there for a Launch, and got to see it right from our balcony. They even had chairs and stuff for the beach. They really thought of everything!! We will be back.

Great stay

The good....Room comfortably does sleep 6. They had a hideaway bed, and a fold out couch, plus bedroom. They had great private beach access, easy to social distance. Room was clean, and had everything you needed. On the downside, the Wifi only worked in the breakfast nook or on the front porch. That was annoying. The room fit what we needed, but we could see they were remodeling all over. It would be nice to see an upgrade to dated/cheaper materials inside. Overall though, it was a great stay and we would stay here again.

Beds are awful here

The property is going through a renovation but that’s not what the main issue. The main issue is the beds. Absolutely the worst mattresses EVER. My feet were above my head. Tried the pull out sofa as well out of desperation and it was beyond uncomfortable. I’m not sure if all the rooms have the same type of beds but if they do I hope the current renovations being made include new mattresses.

The best place we have stayed at in Cocoa so far!

This place was by far the cleanest, smelled the nicest, best amenities, distance to the beach, security, configuration of the room, I mean it is and was awesome! The only issue we had, which leads to a less intrusive vacation, was no cell signal inside the condo, and very poor Wi-Fi. So we were forced to not be on our devices as much as usual, which is a good thing, but sometimes when you needed it you had to walk outside to the boardwalk to get some good signal. And the only other thing that I would recommend is to take out the picture that shows breakfast in the clubhouse because that no longer is in play. There is no access to the club room for guests.

It was my worst experience booking a hotel, the picture I bought from Expedia wasn’t accurate with the room they gave me, we asked for a change and they don’t have any other option available, the property was under construction, so a lot of dirty around. My room was clean but the furniture and mattresses was very old, disgusting!
