A basic hotel, but ideal for an overnight stay in Edinburgh. It is handily situated for the Playhouse, which is why I chose it. Overall it was clean and comfortable, if a bit past its best, and the one member of the team that I encountered was friendly and efficient.
Excellent location. It's a family run business and they were very friendly and supportive.

didnt like - one person on hand only so we could check in. The next morning we were leaving and the cleaning woman could no even tell us a phone number for a taxi. At least it could be posted on the wall at the reception desk. Not helpful at all. my room was on the third floor and it looked like a tiny room for a student with only a sky light for a window. I couldn't open it because it was raining. The room was very hot. Not worth the price at all. thankfully it was clean. Not at all convenient for handicaps.
Lovely stay in a nice clean room, 2 minutes away from Leith Walk and trams and buses into town if so desired.
Bed was very comfortable and room could easily sleep 2 or 3 as there was a single bed as well.
Well worth the stay and great value for money.

No thrills stay. Very clean room but furnishings were a bit tired. Not much interaction with the hotel staff. Bed was comfortable and area was covnient to central Edinburgh.
The room was exactly as advertised—clean, comfortable, and well-maintained. It had everything we needed for a pleasant stay, and the setup matched the listing perfectly. The location was also a big plus, with just a short walk to a great selection of shops and restaurants, making it really convenient to get around and grab anything I needed. Overall, a smooth and enjoyable experience.

My attic room was spacious by Edinburgh standards and had a sunlight window that could be opened to let in the air. The stairs to get to this point were narrow, windy and a bit dicey. The bed was lumpy and the WiFi almost nonexistent. It was nice to have an electric kettle with coffee and tea provided.
The establishment was excellent value for money. The room and communal areas were spotless. I had a newly refurbished bathroom with a great shower. My bedroom was small, but it had everything that I needed.
I am very happy with my experience at this hotel, my bedroom was extremely clean and I had an early check in that works very well. A budget accommodation that I recommend.
Room was clean but on the small side. Generally old furnishings but bathroom seemed fairly modern. Bed wasn't very comfortable unfortunately. Great location and overall good value.
