"For a budget type guesthouse we felt the accommodation was very good. The welcome received was very good and professional, the room we booked was a superior type room which was very clean and functional. A little bit of street noise overnight but no real issues I would certainly book again , if eating locally the short walk to the lanes us worthwhile ."

"Good location & ok room but poor shower & everything (including window locks) could do with some attention."

"We were disturbed most of the night by the background humming of other guests' bathroom fans and gurgling of water coming into our basin. We would like to have had help with the lack of reception on the TV but unfortunately did not receive any reply to our request. Room okay with some nice furnishings."

Similarly at check-out, they offered to hold our luggage while we took one more walk round the city. Simple room, but has everything you could need & it's in a perfect location! Close to train station & everything else Brighton has to offer :)"

"Very nice"

There was rubbish in the bathroom bin when we first entered the room which highlighted the lack of cleaning and attention to detail. The booking stated there was WiFi and a tv however neither worked. The location is close to the beach and local amenities however the surrounding properties have tenants loitering out front publicly...
