"This was a great location for me to visit Galashiels. Its a lovely old manse building with nice clean big rooms and comfy beds. The owners of the guest house were on site, very friendly and welcoming. I had a sound night's sleep and woke to a lovely cooked breakfast with all the trimmings. I couldn't fault my stay. There is plenty parking but lots of free street parking nearby anyway so no issues there. I wouldn't hesitate to book again."

"Check in was not good. I traveled from a different country and needed wifi to get a code. I had to drive 5 miles to get to a friend to call the owners. The owners were in and out of service so they could only text. When i finally got the proper code. It was 5 flights of steep stairs. It should have been told how many flights of stairs to go with a large suitcase."

"A beautiful guest house in a fantastic location. I received a very warm welcome, and my room was spotless, comfortable, and well maintained. The breakfast was excellent, and the overall stay offered great value for money. Highly recommended!"

"I was in Rm 4, a small twin with ensuite. The window opened (hood) but unfortunately, right onto the alley where the cooking fan vented. It was quite loud but did stop before bedtime. Breakfast was surprisingly included and very tasty. Did not have dinner as there was nothing small that I wanted to eat. I was later told by a customer that you could order half portions of the main menu items. I didn’t realize this and would have done so. Good drafts on tap, staff were friendly but the room...

"Er valt niet veel van te zeggen, de sleutel ligt klaar, voor de rest is er niemand. We hadden de kleine kamer, met bed en wastafel. Deze was prima om in te slapen maar kan een update gebruiken ( behang wat met crepetape wordt vastgehouden)"

"It was a nice clean private room. The shower/bath room was clean as well. There was a bus station right next to it. Very convenient."

"The host could not do enough for us, perfectly lovely place"

"We had a great stay at this hotel! The staff were friendly and welcoming, the room was clean and comfortable, and the location was convenient. Everything went smoothly, and we felt well taken care of throughout our stay. We would definitely recommend this hotel and would happily stay here again!"

"Perfect place for our trip to Edinburgh! We loved staying in Leith as a way to decompress from our busy city days. The neighborhood was quiet, charming, and beautiful. The hospitality at 3 John’s was exceptional. We would happily stay here again."

"Do not stay here!! The room and property were nothing like advertised. It was literally a closet with 2 beds and a toilet. The beds had no mattress just box springs! The floor was dirty and carpet was bumpy. The lounge area outside was a trash heap. Absolutely worst hotel I’ve ever stayed in. We checked out a day early. I repeat DO NOT STAY HERE!!!"

"Lovely place to stay, the room was a little small but the building is old and quaint so easy to forgive, apart from that very pleased"

"nice stay"

"Colin and Lisa were superb and friendly hosts and the stay was not only comfortable and clean, but also aesthetically pleasing. The breakfasts were well prepared according to taste. We were delighted with our two nights' stay there and will hopefully return soon."

"The guesthouse manager / owner is quite helpful. He helped us as soon as we had any issues. We didn’t get hot water - promptly resolved; we didn’t have a clean kettle - promptly resolved. The location is quite comfortable for commute via transit, with buses available with a half minute walk. Takes 30 mins to get into the city centre. Plenty of car parking available too if needed. One downside - the bedding could have been cleaner. It felt old and musty so we purchased our own and covered up...

Vielen Dank."

"Grosvenor Suites was in a perfect location! Very clean, very comfortable and very easy to check in/out"
