"I can only rate this hotel a 10 of a 10. The property is immaculate and located in the heart of downtown Buffalo minutes walk to great bars and restaurants. The hotel offers complementary transportation for free to any restaurant you would like to go which was great. The rooms are sparkling clean and the beds very comfortable. "Nice historic house with comfortable common rooms and a great location, close to downtown restaurants and a Walgreens open 24 hours. But my bedroom was so small I could not easily walk around, and the half-bathroom was also very small. Wes, the owner, welcomed me at check-in and has a warm personality. But breakfast was not offered, even though a Booking listing said breakfast was provided and the owner mentioned breakfast too. "

"Beautiful old mansion lovingly restored with so much charm! This was a fantastic location for our needs. We were able to walk past estates and cute cottages with beautiful gardens to shops and restaurants for breakfast and lunch. Close to the Buffalo History Museum and other local attractions and about 20 minutes from Niagara Falls. "It was a nice hotel but the hot springs was closed. That was the entire reason for our visit. It was closed three days before our arrival I feel like we should have been notified by Expedia or the hotel since it was a planned closure. Disappointed in the response from the hotel and Expedia. I wouldn’t reccomend this hotel."

"The heat system was already off for the year. Room was 61 degrees and it took a few hours for a portable heater to arrive. Room was pretty worn out."

"I think everything has been updated recently, so the room was top notch! Breakfast was good. If I have anything that I wish was different I would say having to eat breakfast with a large group of young girls who were staying there and they tend to be very active in that space. Most of the seating was taken up both mornings at different hours. I did not have time to experience the bar."
