The Royal Kona building, they need to do real maintenance to this resort and stop patching the problems. Spend some money. This place has the potential to hold its old hawaii feel. The one thing that could be problematic for older guests or guests with mobility challenges will need a conveyance vehicle, as it is a very, very large property. There is a tram but it was not working consistently. The staff is responsive when a request for assistance is made "
