"Clean hotel with comfortable rooms although a bit noisy.
Lobby is in a weird location on 2nd floor a quite a way from elevator or stairs.
Free breakfast in the morning was pretty good and servers were excellent."
"I understand the need for places like this. My wife and I booked a room as it was the only place in Waterville under like $300. I was still disappointed with it.
I am by no means hard to please but we decided to drive the hour and a half home after a concert versus staying here. Some paint and general care would go a long way at a place like this. We stayed in our room for about 5 minutes. It was dirty, footsteps above us were extremely loud, and it was just very depressing."

Pros -
Check-in was easy. The housekeeper allowed us to use her code to check in 2 hours early.
Pet friendly.
Aside from hair in the shower, it was clean.
Beds comfy.
ATV trails right there!
Right on main road so it can get noisy.
Plenty of parking.
It is pet-friendly.
The cons -
Was not able to get in touch with anyone until after we checked out. There’s no one on the property. I emailed through Expedia and their email directly. I attempted to text 2 numbers. Didn’t hear back on one until after we left. We saw an ad in the ATV map for 4pm check out if you Sat Fri & Sat night. This is not correct so that was disappointing…
The pool doesn’t appear to be operable, so if you’re wanting a place with a pool this isn’t it.
The single shampoo & conditioner container is so tiny, make sure to pack your own! But they gave us 4 soaps for the sink?
