"Rooms are very tired, dated and not standardised, carpets very dirty in rooms. Television reception was so poor that made viewing anything not possible. Wifi worked, not all televisions were smart in that couldn't view streaming services. Some rooms still have single glazing, meaning cold and very noisy. The kitchen was okay but missing many things like bowls, poorly equipped. Entrance was unlit, making later arrival difficult as unable to see entrance and unable to enter code. Cleaning...

"Not enough room for parking unless you have a small car.Code key system for room very hit and miss. Very nice room when you get in,clean and spacious."

"I stayed here whilst visiting Vicar Water County parkrun. It honestly felt as if I was staying with a family member, very friendly and great attention to detail to detail. My room was spotless and had everything I could have possibly needed. I ordered poached eggs and mushrooms on toast for breakfast, it was cooked to perfection. I can’t praise the owners enough."

"Room was clean, bed was comfy, parking was easy and checking in was simple. Would happily stay again."

"Room was very dirty with cobwebs in the bathroom and the bedroom. Stains on the bed sheets and pillows. Dirty marks on the walls. Corners of the room and bathroom not cleaned properly with very old build up of dirt. However you get what you pay for."

"Anna and Ian were fantastic hosts. Nothing absolutely Nothing was too much for them. Breakfast continental was gorgeous. Those homemade oatcakes we're so tasty!. The whole house is like a beautiful museum. So many quirky bits and Bob's. The room a spacious amazingly quiet at night for a great night's sleep in such a comfortable bed. If we're ever in Lincoln, this is the place to go again. Many thanks"
