"This is a new first rate hotel, close to the opera house Manchester. Upon arrival a warm welcome by staff. We were upgraded to a suite which was absolutely amazing. We have stayed in great rooms over the years but this had everything including bath in the bedroom, walk in wardrobe with Peleton well stocked bar. We ate Dinner at the hotel and had done previously. "Our dog friendly room was perfect! We even had our own little garden. Room was spotlessly clean with a huge bed. Extremely dog friendly. Staff were helpful, friendly and very attentive. Breakfast was lovely. Enjoyed our stay here very much. We will always stay here now when we visit Lytham. "

"Cleaning in the rooms was only surface-level. The chair in the room has a previous guest's spillage. The curtains were dirty, and the bed sheet had holes in it. The location was ideal."

"The breakfast was not a buffet but freshly made tomorrow from the kitchen which was wonderful and it was great. Did not use the pool . The bathroom is a cramped and would be for two adults. Parking is also not free so something to bare in mind."
