Assumed en suite. WRONG Only wash basin in room. There are some en-suites, but confirm when booking. No kettle tea/coffee kit making supplied in this room. However GOOD facilities in ground floor kitchen, fridges/freezers disposables. (bring all your own ingredients) "New" disabled shower/bathroom 1st floor. Popular with budget/ backpackers ? Good price at busy season. 3x dearer at T/Lodge next door or Premier inn 400yds away. Convenient location near Kelpies metal statues & Falkirk "Wheel". Quiet night-hand written signs make it clear management will eject you for noise. One ceiling light only in room. One plastic garden chair Warm enough, quiet night, rested well, if sparsely. Free parking. Would stay again-wife might not.

Unfortunately the room I was given smelt strongly of urine, possibly from the carpet. The bed was clean but mattress was very hard and uncomfortable so overall did not induce a good nights sleep.

We used it as an overnight stay between visiting the Highlands and returning our car back in Edinburgh, so we only used this accomodation for sleeping. The place is basic, but cheap. You get what you paid; for a room with a bed. Room was clean as well as the towels and sheets. Shared bathroom facilities were also fine. For us, it was cheaper than a hostel and we had our own room so great.

Good value for money. Basic accommodation. Small room, kettle, 2 cups, some teabags and coffee sachets. Toilet and shower. No storage except some luggage rack - shelf with hooks Good for backpackers / weekend or if you on budget vacation. Common kitchen area, Few tables and Costa coffee machine (fantastic idea !!! ) and vending machines with water bottles and snacks in reception area. One of our rooms had strong smell of cigarettes (yuck).

There is very little positive feedback i can think of. The hotel is very cheap....for a reason. The outside of the hotel is pretty unwelcoming and slightly office like. Check in was ok and we were shown to our room down a grubby corridor. It felt like I'd arrived at an immigration center. The room was very bare and there was only one electric socket. The room was smelly and the carpet was stained and filthy. The TV had no remote so couldnt be used. The worst part was there was no ensuite. The showers and toilets are further down the corridor and on a shared basis. There was a small dirty sink in the corner. Uhe bed was a very old cheap sprung mattress andxwas pretty uncomfortable. The bedding was however flean and fresh. The toilets and shower cubicles were pretty dirty and uninviting. My partner couldnt get any hot water so had a cold shower. If you are looking for cost effective accommodation this might work for you, but be warned you get the bare minimum for your money. We wont be staying again.

Basic room. Wasn't expecting much for price, but was quite a smoky smell and carpet was filthy. I was also near the bathroom, which didn't help as I could hear constant traffic as walls are quite thin. Sheets were clean.

I anticipate this being basic based on thr price. Was going to a festival and thought just a place to put our head. Basic was not what we got. Dirty - there was a toilet in the shower cubicle with hand basin. This was mouldy and dirty. Less than 3/4 of toilet paper Outside the shower the floor was weak and could feel this move underfoot. The window abd frame was dirty and mouldy. The saftey catch on the window was rusty and broken There was noise all night. People using the communal showers at 3am despite notices around the hall. I have seen hostles and they are basic but not at this level. DIRTY. We had booked additioal room on the friday through the hotel and was to due to stay another night that we booked through expidia but did not return due to the conditions. Did not tell the hotel as i would not have allowed them to make additional money for the room that we already paid. I cant believe that sites would allow this property on their lists. Will tell everyone i know about this property. The receptionist did say as we arrived it was basic and needed refurbished its beyond refurbish.
