"Great stopover near M1 really decent food and drink good breakfast overall good experience only downside could hear upstairs flat when he came in and got up for early morning jog maybe blackout blinds for window and door glass other than that all good would definitely use again staff all very friendly and pleasant"

"I stayed here for a party and booked a room. The staff are helpful and friendly... the only downside is I couldn't find the remote, so I should have asked! But a lovely stay all in all! X"

"The inside of the room was lovely with new technology for door entry, lighting etc. and we loved the wildlife and farm animals. however the outside of the property was a total mess. It looked like lots of the buildings were falling to bits and the grounds were overgrown and not well kept the restaurant was permanently closed and the shared microwave in the corridor worked but there was no cutlery"

"An absolute gem situated very close to all the amenities Leamington Spa has to offer.
We received a wonderful warm welcome from Hannah and told to treat it as our own home and come and go as we pleased.
Martha greeted us on the first morning and cooked us a fabulous breakfast.
First class from start to finish"

"Friendly staff, on-site parking. Beds were comfortable and room was clean.
Narrow staircase, no lift do big or heavy suitcases could be a challenge.
Breakfast was good!"
