"They take very good care of you at this little gem of a hotel a block from the ocean ! I stay about three times a year and would not stay anywhere else in Kailua Kona, Hawaii. Very reasonable parking prices, very clean and up to date rooms and always a great free breakfast to start your day ! That is a 40 buck savings from going to a local restaurant ! On top of all that they have local employees that are the reason they call Hawaii paradise ! Great folks who are always a joy to stop and chat...

"Definitely would stay here again. Staff was so friendly, helpful, kind, and really got to know you. Luau was great! Good location with very affordable parking. Does have a hidden resort fee when you check in of $400 so be prepared for that b/c i was not aware and many people i walked past checking in also were not aware. Beautiful view of water from all rooms and sunsets! Bar open to the ocean was great and could see amazing sunsets from there. Easy access to in town eats/ coffee/ stores too...

"The property itself was fine. I didnt like that they left opened condiments and a water bottle in the refrigerator. Or that the sink pop up didnt work, or what looks like mold developing on the shower liner. But you get what you pay for, so it is what it is. My plane changed after booking so I had to extend my time with a late checkout, which I paid almost a whole day for to check out at 5 pm instead of 10 am. "Kona is too citify we want a more rural surroundings "

"Mostly very clean, except sliding glass doors. Would have cleaned myself but no cleaning materials on site. Wanted to love this place. We have stayed in other units but were delighted to find a first floor unit. The good: well equipped, comfortable, plenty of towels, and beach stuff. Nice patio area. The bad: communication was awful. Don't know if the problem is with the owner or RedAwning. "Stay was easy and very enjoyable. The room was clean, dated but the highlight was the balcony. We ate takeout and breakfasts with a great view but could’ve cooked with the well prepared kitchen. The bed however was definitely lopsided and worn and pillows not too great either. The beach chairs included I would skip on and just rent at a store. Very easy location and parking for all the activities in Kona."

"The front desk persons in the nigh shift are not very nice. When I asked the reason why my room wasn’t being cleared up for the all day and when it will be cleared up. The front desk person told me the housekeeper has their own schedule and he didn’t know when the housekeeper will go to clean the room. That’s terrible."

"This is an exceptional property, large, expansive and beautifully integrated into the landscape. The staff is exceptional and will impress you from the moment of your arrival. The rooms are nicely decorated in an authentic, local character. We only dined at one restaurant, ULU, and it was excellent. This experience was first class all the way."
