"Good location and good breakfast!"

"A very nice B&B in a peaceful location and a pub is just a walking distance away! There is a court yard within the compound where one can relax. We enjoyed our one night stay here and enjoyed our full English breakfast. Thank you."

However we stayed in room 6 overnight on a very hot day and night so the room was very uncomfortably hot and made sleeping a problem. We did notice there was an air conditioning unit in the ceiling which was not operating and there was no way to control it. Very disappointing, it would have made a big difference on such a hot night. Nevertheless we look forward to our next stay,...

"Lift out of order. Pool spa out of order. Room and bathroom very tired. Room layout was like something was missing. Bed uncomfortable. Only upside was free water and 2 packets of biscuits."

"I didn't know how this property had so many wonderful reviews over the years. I was told the hotel was a lovely place but was since sold. If you see any photos of breakfasts - they don't exist. I would not choose to stay in this property again."

"The hotel was lovely all round from the staff, the food and the marquee. The breakfast and buffet food were really nice. We were given a room next to the marquee which was a great location for us as we attending the wedding reception. The room was lovely and even had a fenced private patio’s area accessed directly from the roof through French doors which was an unexpected surprise. The grounds are also lovely. "When we arrived just after 2pm it was like stepping onto the Marie Celeste. We finally found a few customers who told us that only member of staff doing front of house was getting ice cream for their daughter. When she appeared we asked about food but was told that the kitchen closed at 2 and that we would need to go out if we were hungry. Checking us in, she was very pleasant but hadn’t read my email sent a couple of days before to say we were bringing a dog which didn’t smack of...

"Beautiful property and decor however the main let down was the service of the staff in all areas of the hotel. We experienced poor service at breakfast, the bar, and reception. Staff seemed so disinterested it really made the overall stay unpleasant."

"I think the location of the hotel is excellent a couple of minutes walk and you are in the old part of Lincoln which was what we wanted as we were going to an event at the Castle. We have stayed here before a few times but in all honesty I think the hotel is starting to need a bit of a revamp in the bedroom and hotel corridors especially. That said our room was clean the breakfast this morning was good with plenty of choice available, and the staff were really friendly and pleasant."

I phoned to say that I would be late for final check in (10pm) and Alexandra, the lovely lady on the front desk, made sure I was checked in dignity and made me feel so safe about arriving late. This was my second time visiting The Swan for work trips to Blyton Park track. Couldn’t recommend this B&B enough. Perfect for solo female travellers."
