"Location was great! "

"You cannot beat the location, the hotel is literally steps away from San Marco square. My only problem was to find the place, there is no "hotel" sign, the sign actually says "312 Exclusive rooms" and is not on the square, but on a little side street. There is no lobby per se and you have to ring the bell to be buzzed in. Afterwards, your room card also lets you in the front door. I personally loved the quietness and privacy of the place. The staff was friendly and helpful, the room immaculate....

"My second stay here, I will stay here on each visit to Venice. Amazing location, very short walk to San Marco and not much further to the water taxi for the airport. Vito is an excellent member of staff but all are equally wonderful, friendly, helpful. Delicious treats and amazing toiletries in rooms on arrival, including toothbrush and shaving kit! Love this place!"

"This was the perfect location and hotel for our stay in Venice as it was so close to the Piazza and only 200 feet max from the water taxi drop off and pick up. Highly recommend and would stay again due to the very kind staff, clean rooms, and great location. "

Only annoying thing was the incessant WhatsApp messages trying to sell tours and trips before our arrival. A couple of the reviews mention parking. There is no parking - it’s Venice! "Access to the property is a little bit unusual in that you need to check in at a hotel first and then move over to the actual apartment, but instructions were very clear and easy to follow and the staff at the hotel were very welcoming and helpful. Apartment is exactly as described, very clean and quiet, and in an area of Venice very easily walkable to the major tourist areas while still being very calm and quiet. Exactly what we needed!"
