We had a beautiful room with a view of a canal, walking distance to all the main attractions, but off the beaten path just slightly great restaurants and shopping nearby and the hotel itself the staff was outstanding. Very friendly, breakfast was wonderful in the morning, staff gave us directions to different things really can’t say enough about this hotel. It was just recently renovated so the accommodations are finished so beautifully."

"You cannot beat the location, the hotel is literally steps away from San Marco square. My only problem was to find the place, there is no "hotel" sign, the sign actually says "312 Exclusive rooms" and is not on the square, but on a little side street. There is no lobby per se and you have to ring the bell to be buzzed in. Afterwards, your room card also lets you in the front door. I personally loved the quietness and privacy of the place. The staff was friendly and helpful, the room immaculate....

"Don't let the exterior fool you. The rooms are tastefully decorated and clean. They are small, but it is Venice. Walking distance to most attractions, and the STAFF is absolutely AMAZING!
