A very comfortable stay; Mark, the manager, was very helpful & friendly - nothing was a problem or an issue. His service was above & beyond. Hotel location suited our needs for our works Xmas Party. Will definitely stay there again.
One night stay for work. Served its purpose. Easy self check-in. Nice sized room and good Wi-Fi.

We stayed in a double room with ensuit. Basic room but was clean and comfortable and was perfect for our one night stay. No shower gel in the dispenser and shower head fixing was flimsy and cheap, but was manageable has hot water and clean towels.

Cheap and cheerful. Everything you need for a short stay, area is a handy location to walk into Brighton, and room was clean and presentable.
One thing to note is it mentions that parking is available however this isn’t accurate as you can only park for up to two hours on the meter outside so bare this in mind.
Online check seemed in a bit dubious but was legit and relatively easy.
Room 101 was very nice,
Bed is a standard double, 4 poster, comfy.
Great blackout curtains.
Windows look into a quiet closed yard.
Bathroom adequate and clean.
Plenty of hot water, strong shower

Value for money. Comfy bed and easy to self check in. The hotel is rather jaded but the staff have tried to make the best of what they have with Christmas decorations and lights creating a welcoming atmosphere. Lovely position right by the sea very convenient for Brighton and Hove. No lift so lots of stairs to climb if you are on the top floor. Bear that in mind and ask for a room on a lower floor if you struggle with stairs.

The staff were really nice and helpful. The property looks really ok online but on closer inspection the building is not in the best condition, cracks in the wall, tiny bathroom, grungy grout. Saying that bed was really comfortable and I had a good sleep. Had a balcony but window didn't open so couldn't use it which was a shame as it was super sunny and had a sea view.
Charming and exuberant Spanish man checked me in. As I didn't have a phone that worked in the UK, I had to complete some steps at check-in that most people could do ahead of time. Not a problem. I had a ground floor room; quite roomy, with a desk, kettle, coffee/tea, etc. Bath had a large tub with shower hose. Bath towels were very nice. Bed was very soft, and the springs squeaked when I moved. It's a way from Brighton but was perfect for coming back late from Hove. I would stay again.
Very complicated process to check in. Paper thin walls. You can hear your neighbours' conversations and more. Room was clean. Mattresses fairly thin and worn out. Homeless person tried to get into the hotel at night time. Although there are cameras and a code to enter, it would be good to have staff to ensure security.
It is a beautiful historical place. But not as advertised. Cheaply put together. Bed was horrible, so nosey. No soap or any frills. Can't store luggage and they want extra for early admit even to put bags. No front desk. Have to use what app to communicate. Have to put credit card in a website to get door code. Feels sketchy. Staff member was sweet and friendly. Once we got him.
Property in a convenient location. Room was clean & usable for 1 person.
Check-in / out times different to what is stated on Expedia. Parking was 15 min walk away, chargeable. No blind in bathroom or plug in sink. Couldn't keep bathroom window open to clear the air. Room not cleaned or tea/coffee replenished for 2 second night.
The hotel wasn’t bad but a few things could make it even better.
We were confused with the key boxes on the door that you couldn’t use.
The automatic light in the toilets stayed on for 15min or so and the towel heater was on at all times which is not eco-friendly.
The big thing was the placement of the bathroom sink between the wall and the shower which made rinsing your mouth very complicating.
Other than that, cute small bedroom with a nice view overlooking Brunswick Square.

Room ok but on 5th floor. Climb up 67 stairs. No lift. Parking is a nightmare. Had to park in car park some 20 minutes walk away from “hotel”.
Could be described as a Guest House.
Lovely area though.
I am 81 years old. Wife is 66. Staff barely seen. One male member of. staff took pity on us and carried our heavy case up stairs on arrival. Stairs carpet wearing and needs renewal.
Location excellent for walking.
Unfortunately the apartment really need some TLC. The sofa bed was really uncomfortable and lumpy. Paint was peeling off the walls, the floor in the bathroom was chipped painted concrete and one window did not lock.
The people upstairs were extremely noisy with a lot of thumping going on.
The linen was very clean and fresh though which was really nice.
I wanted parking for the next day and was told to come back in the morning only to find the reception only opened at 12 noon - how bizarre was that.

On line check in was very frustrating. The email address to reply came back as none existent. Ended up with text messages. Basically, the hotel needs to make it clear that you cant get into your room before 15.00hrs.
Reception staff on duty from 15.00 were very helpful. There is no lift, and we were in the fifth floor. The room was clean but the sink hot tap was alarmingly loose, the water flow in the shower impossible to regulate making it very difficult to shower without being scalded, and the stream iron leaked water. Kettle and hairdryer worked. The bed was comfortable. However broken window panes and a gap in the window frame meant the room was well ventilated! Fortunately, the heating worked well so it wasn’t too cold. I will look elsewhere before using this hotel again.

DO NOT BOOK!
AVOID. Any good reviews of this property are because they bribe guests with a free late checkout if they submit a good review before leaving. I preferred to get out by 10am and speak my mind. I booked through hotels.com and chose "pay at property." However, the hotel charged my card 3 weeks early, at a higher amount. A few days before arrival, they started sending WhatsApp messages (which is weird, invasive and unprofessional) asking for payment. I told them they'd already taken payment (of too high an amount) and they asked for a screenshot of my card statement. They tried to say the extra amount was a management fee, which is mentioned nowhere. At checkin, even though there is a person, everything is still done via WhatsApp and they either take a 3-figure deposit which they claim to refund within 3 weeks, or pay a smaller fee to avoid the deposit. Unfortunately I felt forced to pay the extra as I don’t trust them with the deposit. They have yet to refund the extra amount on the booking they have stolen and no longer respond to WhatsApp on either account they were messaging from. Dodgy all around and overpriced for small rooms. Nice location, but that's it. Needs different management. Avoid unless you like dealing with thieving charlatans.
It was all pretty dreadful. Guy at check in was friendly and tried to be helpful, so he gets the most points for trying.
He couldn't find my reservation, but he was also having to juggle so many other things at once.
I eventually get my room. The stink in the room hits me immediately. Bad drains. I open the only tiny window that opens in the room.
Go to unpack, only to find there's nowhere to put my clothes. No drawers or wardrobe. Ok. I take a shower. Now the shower was good, although the "free" soap on the wall was empty, luckily I bought my own. The shower was hot and was nice.
I sit on the bed. The mattress is as thin as a toddlers bunk bed mattress from the 1970s.
Then I notice the massive leak from the shower between the sink and the shower base, and I realise what the smell was. They have a massive leak. I walk over the carpet to investigate, and the carpet is soaking wet. Hope beyond hope from that same leak!
Try to "WhatsApp" reception, bit the WiFi doesn't work on the 3rd floor.
They also try to charge you £100 "damage deposit". I've stayed in hotels all over the world, and have never come across this. Bit of you pay an additional £2.75 they'll waive this "deposit" (they'll refund in 10-14 working days). Oh, and I had prepaid, so they already had my card details had there been any damage.
All in all, I'd advise anyone thinking of staying there to go elsewhere. Yes, it's a room over your head and it cheap, and evidently so. Room was filthy. See window photos
