"Considering this is a bed and breakfast establishment, it is excellent. We stayed in a twin room and the beds were very comfortable, with good quality bedding. Good shower, with rain head and normal head, towels were plentiful and soft. All very clean. We did not have breakfast, but the room looked well appointed. Large lounge and reception areas, with a billiard table in one room. All the staff were lovely."

"Who was contemporary and nicely designed?
The room was extremely hot. No air conditioning 80° plus. I asked them to fix the air conditioner. They told me that they couldn’t do anything about it, and they offered to give me another fan but we already had two fans in the room. I don’t think that room was worth $280. Very disappointing."

"Beautiful historic mansion. We walked thru nearby parks to the riverfront for lunch. The outdoor restaurant at Orange Grove was very pleasant for an evening dinner and happy hour. The admiral lounge is very comfortable while waiting for pickup to go to the airport or cruise ships."

"Food poisoning the first night, rooms hotter than the sun, zero water pressure in the bathrooms. Constantly chasing staff for the most simple things. They ran out of ice. No fans for the rooms. No one collecting glasses or emptying an ash tray. Asked for a coffee in the morning and waited 15 minutes.. got up to ask where it was "oh i couldn't find you" yeah because you were in the kitchen flirting with the chef..
Could be such a wonderful place, if the staff weren't recreating Fawlty Towers"

"Room was clean. The room had working air conditioning. Breakfast was excellent. Would recommend this Southampton hotel. Location was adequate with goid access to the train station and a lengthy (30 minutes) walk to the old town center.
For the American travelers, the hotel does not provide wash cloths with the towels. Odd. Nonetheless, a very nice hotel."

"Lovely setting, great welcome, food superb, staff friendly and helpful
We had the suite (kingfisher) which was an excellent room except for a radiator being stuck on in the bathroom. The lady in charge (lovely lass) managed to get it sorted as the outside temp was up in the 30’s!!!
If I have any criticism of the room, a little use of bleach would have gone a long way but please don’t let that put you off. The place is very very good. This is our second time staying and it definitely won’t be...
