"Convenient, quiet. "

"I visited during the most recent heatwave. It was 35 degrees outside but the room was well prepared with the air conditioning on full blast which was a relief. I noticed that I didn't have any towels but this was quickly rectified and I was issued a drink voucher as compensation which was a nice touch. The room was mostly clean, the bins were emptied and the carpet looked hoovered. There was a bit of dust here (maybe due to the A/C?) and a bug or two there but nothing major."

"The room was very clean, and the beds were very comfortable, although the room was small, and if you ended up stuck inside, you’d quickly become claustrophobic. Likewise, the picture used to advertise the hotel is not a picture of any public or restaurant space in the hotel building, but a picture of the pub/restaurant 150 feet away. There is no public space you can hang out in within the hotel building. The price could not be beat, however. The fan for the bathroom was totally ineffective and...

"Lovely place clean beautiful spacious rooms, would stay again."

"The rooms are massively out dated, one of our windows wouldn't open and it was incredibly hot, the evening we stayed there, a fan as a minimum would of been helpful. Pub adjacent was nice enough and the food as a bar snack was nice"

"The room was good for my one night stay over. Hotel was a a bit tired looking in places. Good for the price though and a delicious cooked to order English breakfast plus a selection of continental items too. Staff friendly."

"The bathroom was dirty, clearly had not been cleaned properly in some time, there was hair all over the floor, dirt build up around the shower tray and shower itself. Windows were also very dirty. The breakfast bag is not worth it as it’s not ready to go you have to wait 10mins for the hot part!"

"I loved this B&B. Very welcoming right from the start. Outside beautiful with lovely flower baskets and tables and chairs to sit at. Everyone we met was happy and welcoming and the breakfast was amazing. Good size room and lovely shower. Some of the fittings were a bit worn but this you expect in an old building. Would definitely use again."

"I stayed here for work purposes being a short 20 minute commute to Grt Baddow. My work colleague and I were made very welcome. The place was spotlessly clean. Had a lovely bar downstairs for drinks and pub snacks and did a fantastic breakfast in the morning.. I would recommend the full English although there were alternatives, all in all I had a very good stay. I would definitely return to the Oakland if I was working in the area.."

"location nice, rooms hot in summer. doors in halls of hotel need cleaning/paint, looking scruffy. Staff in restaurant especially during breakfast inefficient. took more then 30m to get yoghurt served.... other tables with 6 guests were served 2 dishes each in meantime. waitress should identify better the customers i.e. business travel single person or 6 guests on holiday. staff at night waiting behind bar, almost felt like they avoided contact with customer. If it weren't for the kind gentleman...
